HOME INSPECTION
For your own protection it is highly recommend that you engage the services of a home inspector. This costs around $200 - $250 and is paid by the buyer at the time of inspection. It is not required for the buyer to be present but it is very desirable so that the inspector can actually point out his findings.
The home inspector will check out the major parts of the house that are accessible and provide a written report on his findings.
Home Inspectors are not expert in all aspects of a homes construction and systems and may recommend calling in an expert on any item that they consider to be in need of further investigation.
The buyer is encouraged to engage the services of as many specialized inspectors as necessary to satisfy himself regarding the condition of the property.
The REALTOR will point out anything untoward that he observes but ultimately it is the buyers responsibility to ensure the soundness of his purchase.
