HOME WARRANTY
Usually the purchase contract provides for the seller to purchase a one year home warranty for the buyer.
Coverage varies among providers but in essence it includes the appliances and the plumbing.
Typically there is a menu of additional coverages that buyer could add at his own expense.
These policies require the buyer to pay a deductible for each visit by the repairman. This is typically around $50.
